The termite problem in Ghana

Termite damage is one of the most expensive — and most preventable — construction problems in Ghana. Termites tunnel through timber frames, eat wooden fittings, and (the real problem) compromise the moisture envelope of sandcrete walls by climbing mortar joints.

Typical repair cost on a termite-affected 3-bedroom build: GH₵30,000–80,000. Prevention, built into the wall material choice, costs zero extra.

Why clay brick walls resist termites

Fired clay is inedible to termites. The kiln firing process vitrifies the brick — termites cannot tunnel, chew, or digest it. Unlike timber, mud walls, or even plastered sandcrete with organic additives, clay brick offers no nutrition.

Clay brick walls also have tight, well-pointed mortar joints that don't provide the path-of-least-resistance that termites exploit in coarser block walls. Combined with a proper damp-proof course and termite shield, a clay brick wall is effectively termite-proof for the life of the building.

Additional precautions (belt + braces)

Even with clay brick walls, best practice includes:

  • Continuous damp-proof course between foundation and first course of brick
  • Termite shield at foundation level (stainless steel or treated material)
  • Keep exterior timber 150mm+ clear of ground level
  • Treat any accessible timber (door frames, roof truss) with borate solutions
  • Inspect annually around external wall bases for mud tubes
